Senior Assistant Asset Manager

(REF: A3/SAAM/TL/THP/PD/NET)

Location: Sheung Wan

Roles & responsibilities:

  • Provide facilities management services and oversee the operation of the assigned transitional housing and/or investment properties;
  • review, establish and implement operation and service standards, and manpower deployment, including work procedures, performance benchmarking and manpower restructuring of the transitional housing team and/or investment properties;
  • conduct lease negotiation to achieve the best deal to maximize revenue of the assigned transitional housing;
  • check tenant records, rent collection reports, receipts, debit notes and conduct rent chasing;
  • prepare annual budgets and maintain control over management expenditure of assigned transitional housing and/or investment properties;
  • approve the specifications of works, award services or works and make recommendations on selection of contractors/service providers for superior’s approval;
  • conduct site visits and checking to ensure the performance of subordinates and security staff is up to standard and that the works/services provided by contractors are in compliance with the contractual requirements;
  • attend to complaints, enquiries, and requests made by tenants, service centre users, lodgers, licensees and visitors;
  • submit reports to superiors and recommend courses of action when necessary;
  • attend to emergency calls and urgent duty round the clock; and
  • perform any ad hoc duties and tasks as assigned.

The ideal candidate should have/be:

  • a recognized Degree in Housing Management or related discipline;
  • a membership of Hong Kong Institute of Housing or equivalent;
  • well conversant with the Building Management Ordinance, the Security and Guarding Services Ordinance, the Landlord & Tenant (Consolidation)(Amendment) Ordinance, Building (Minor Works) Regulation, Building Energy Efficiency Ordinance, Personal Data (Privacy) Ordinance and other related ordinances;
  • a minimum of 8 years’ working experience in property management and leasing of which 3 years should be in a managerial position or 5 years in a supervisory position; and
  • experience in transitional housing and/or public housing projects is an advantage.

Compensation & employment terms:

The successful candidate will initially be offered a 2-year contract with a remuneration package which will be commensurate with his/her background and experience.  The continuation of employment and employment terms thereafter will be subject to mutual agreement.  Apart from contributions to the MPF Scheme, other benefits include paid annual leave, medical services, a dental scheme and training sponsorships.  The incumbent will normally work under a 5-day week schedule subject to operational needs and exigencies of the service.
