Senior Assistant Property Development Manager

Location: Sheung Wan

Roles & responsibilities:

  • Coordinate, assist to monitor and operate Transitional Housing Projects;
  • conduct market research and feasibility studies to explore and investigate potential investment and development opportunities in the property market;
  • review property development and asset enhancements plans for investment properties;
  • evaluate market rentals of the existing investment properties to optimize annual total rental income;
  • recommend the acquisition of suitable properties to replenish the landbank;
  • negotiate with public and private sectors on all land and rating matters including land grants and premium;
  • handle enquiries from user Divisions to provide professional insights and advice on property development projects and land matters in a timely manner;
  • assess the market value of investment properties;
  • update, analyze and report property market information and news; and
  • coordinate development projects with stakeholders to ensure production of quality and effective works.

The ideal candidate should have/be:

  • (a) Higher Diploma in Surveying, Estate Management or equivalent plus at least 5 years of relevant working experience in the field of valuation, surveying or property development; or
    (b) a recognized degree in Surveying, Estate Management or equivalent plus at least 3 years of relevant working experience in the field of valuation, surveying or property development;
  • membership of Hong Kong Institute of Surveyors or Royal Institution of Chartered Surveyors is an advantage;
  • preferably technical competence, good negotiation skills and strong property market sense; and
  • preferably experience in transitional housing projects or similar pilot initiatives.

Compensation & employment terms:

The successful candidate will initially be offered a 2-year contract with a remuneration package which will be commensurate with his/her background and experience.  The continuation of employment and employment terms thereafter will be subject to mutual agreement.  Apart from contributions to the MPF Scheme, other benefits include paid annual leave, medical services, a dental scheme and training sponsorships.  The incumbent will normally work under a 5-day week schedule subject to operational needs and exigencies of the service.
